Evidence before labels
Ask for the title chain, revenue record, survey and boundaries, access documents, land use evidence, applicable planning controls, approval register and utility position. Record what is complete, pending, conditional or not applicable.
Feasibility before acquisition
Test the development concept against lawful use, buildable area, setbacks, height, slope, access, parking, water, drainage, power, fire and environmental requirements. Use qualified local consultants.
Execution and commercial readiness
Prepare a realistic programme and budget covering design, surveys, consultants, permissions, site works, construction, fit out, contingency, operations, finance and marketing. No return should be represented as assured.
